In Florida, financing a condominium can involve reviewing more than the borrower. Depending on the building and loan program, association finances, insurance, litigation, reserves and structural information can become part of the transaction.

Milestone inspections

Florida has a statewide milestone-inspection framework for many condominium and cooperative buildings that are three habitable stories or higher. Timing generally relates to building age, with local authorities able to require earlier inspections in certain circumstances.

Structural integrity reserve studies

Many qualifying condominium associations must obtain structural integrity reserve studies and fund specified reserve items. These requirements can affect association budgets, assessments and the documents buyers and lenders review.

What buyers should ask for early

Ask about the association budget, reserves, pending or recent special assessments, insurance, milestone inspection status and the most recent reserve study when applicable. Getting these questions answered early can reduce surprises later in the loan process.
