Florida Property Tax Changes Proposed for 2027: A Buyer Guide

Florida voters are scheduled to consider a constitutional amendment in November 2026 that could change homestead exemptions and the assessment-growth cap for certain non-homestead property. Because the proposal has not yet been approved by voters, buyers should treat these as potential future changes—not current tax savings.

Why buyers should pay attention

Property taxes are part of the monthly housing-cost calculation. A buyer should not assume that the seller’s current tax bill will become the buyer’s tax bill after a purchase.

Why investors and international buyers may care

Foreign nationals, investors and many second-home owners generally do not receive Florida homestead treatment. Proposed changes to the assessment-growth cap for non-homestead property therefore deserve special attention when evaluating longer-term ownership costs.
