Florida Housing Homebuyer Assistance

Florida Housing offers first-mortgage programs paired with down-payment and closing-cost assistance. Current options include FL Assist, FL HLP and certain HFA PLUS second-mortgage programs. These are not all grants; repayment terms vary.

2026 Statewide Program

Florida Hometown Heroes

For qualifying first-time, income-qualified buyers in specified workforce occupations, military service and veteran categories. Current 2026 assistance can be up to 5% of the first mortgage, subject to program minimums, maximums and funding. The assistance is a deferred second mortgage, not a forgivable grant.

“Down payment assistance” is a broad term. Some programs provide forgivable assistance, while others use deferred or amortizing second mortgages that may become due when you sell, refinance, transfer the home or stop occupying it as your primary residence. The structure can affect cash-to-close, monthly obligations and future refinancing.
